How do I sign up for services?  
As a new homeowner at Orchid Grove, there are many services that you will need to set-up. This is a comprehensive list of services for which some are paid as part of your Orchid Grove Association assessment fees, which includes standard basic cable television, Internet service to one cable modem, and alarm monitoring. You should find the answers to many of your questions here.  


Cable TV & Internet Service – As a resident of Orchid Grove, you're eligible to receive Fision Fiber Optic by Hotwire. Fision TV and Hotwire Internet Service. Your Fision TV and Internet service includes Digital Starter with 210 channels including Showtime and RedZone. Three Fision TV HD boxes, up to three eero devices for wifi, and voice remotes. Internet speeds of 500 Mbps symmetrical download and upload.   These services are included in your monthly HOA fee. The HOA only covers the basic monthly fee.

To begin service you will need to call Hotwire. When speaking with the Hotwire representative, it is important that you tell them that you are a new resident in Orchid Grove, and that you are part of a bulk package (where service is already included), and you need to set up your account. If you want to upgrade your service, you will need to discuss this with the Hotwire Fision representative, and you will be directly charged for the additional service that you request. Please contact Hotwire Fision at 1-800-355-5668.

Alarm Service – The Orchid Grove Association has arranged with ADT Security Services to monitor your home security system. Prior to setting up service, you will need to register the alarm with the City of Pompano Beach.  Landline telephone service is required in order to monitor the alarm system. If you do not have a landline, please speak with an ADT representative to determine alternative means of monitoring your alarm. In order to begin activation, please contact ADT at 1-800-878-7806 .        

Water/Sewer/Trash – The city of Pompano Beach oversees these services. You will need to go to the City of Pompano Beach, located at 100 W Atlantic Blvd. Please bring your government issued photo ID to set-up your account. The city requires a deposit plus an administrative fee of $20.00. The phone number to contact the City of Pompano Beach Utility Services for trash and recycling is 954-786-4637. Please take note that all trash must be kept in sanitary containers. Neither the City of Pompano Beach nor the Orchid Grove Association supplies these containers. The weekly pickup schedule is Tuesday and Friday. Containers are to be placed curbside no earlier than 7:00PM the night before.  

Recycling – If you wish to participate in the Pompano Beach recycling program, please set this up through the City of Pompano Beach and they will ensure the contracting entity takes care of you. You can pick up the recycling bins from the City of Pompano Beach.  

Electricity – Your electricity provider is Florida Power & Light Company (FPL). To start or transfer service, you have two options: 

  1. Internet:  www.fpl.com
  2. Contact a customer service representative at 954-797-5000 Monday through Friday from 7:00AM to 11:00PM and Saturday from 7:00AM to 9:00PM.  

Telephone Service – Your landline service provider is AT&T. To start or transfer service, you have two options: 

  1. Internet: www.att.com
  2. Contact a customer service representative at 1-888-757-6500 Monday through Friday from 8:00AM to 5:00PM.

Q: Who are the members of the Association?
A: All homeowners of record for are mandatory members of the Orchid Grove Association.  

Q: What are my voting rights in the Association?
A: Each homeowner is allowed one vote by the owner of record per issue as presented at the membership meetings.  

Q: How much is my assessment to the Association and when is it due?
A: The monthly assessment for the Association is $285.00. The assessment is due on the 1st of each month.  

Q: What does the Association assessment cover?
A: The assessment covers the cable and internet with Comcast, alarm monitoring with ADT, landscape and irrigation for the entire community, Association insurance, legal and management fees, bookkeeping and accounting fees, janitorial services and building supplies and repairs. For more detailed information, please refer to your most recent Orchid Grove Association budget.  

Q:  What restrictions exist in the Association documents regarding my right to use my unit?
A: Restrictions exist with regard to the following:

  • Conduct
  • Parking and prohibited vehicles
  • Exterior antennas
  • Signs
  • Trash
  • Temporary Structures
  • Rentals
  • Hurricane protection
  • Exterior Alterations
  • Holiday lights and other lighting
  • Outside items

Q: Are there any special assessment fees at this time?
A: There are no special assessments at this time.  

Q:  Is the Association involved in any in which it may face liability in excess of $100,000? If so, identify each case.
A: There are no court cases involving the Orchid Grove Association at this time.  

Q: Am I required to pay rent or land use fees for recreational or other commonly used facilities? If so, how much am I obligated to pay annually?
A: No, however, the CDD imposes taxes and assessments for the CDD property, which includes, but is not limited to, the roadway system, water and sewer systems, storm water, and drainage systems.  

Q: What is the CDD?
A: The CDD is the Community Development District and was established as a local unit of special-purpose government created pursuant to and governed by Chapter 190, Florida Statutes. It was created to plan, finance, construct, acquire, operate and maintain various public improvements and community facilities. These include: a system of surface water management, water and sewer facilities, roads, landscaping, a public park and other infrastructure and facilities required by development order or governmental agreement. Each property owner pays an annual assessment to the district. Please see the Homeowner’s Documents for further information.  

Q:  How many parking spaces do I receive for my town home?
A: There are both 1-car garage town homes and 2-car garage town homes in Orchid Grove. The 1-car garage units have the capacity for 2 cars utilizing the garage and driveway. The 2-car town homes have a capacity of 4 cars utilizing the garage and driveway. There are 214 unassigned parking spaces in lots located throughout the community. Additionally, there are 80 parking spaces located on the street around the perimeter of the community.  

Q: What areas does the Association maintain?
A: The Orchid Grove Association maintains and repairs access areas and amenities, common areas which include the clubhouse and pool/spa area, landscaped areas within the lots, maintenance of assigned CDD property, and the administration of the Association.  

Q: What areas of responsibility is the Association responsible for regarding the exterior of my town home?
A: The Association is responsible for:

  • Routine painting and maintenance of the stucco and roof
  • Chipped paint on balcony rails
  • Dent repairs, touch-up/repainting of garage door
  • Landscape problems or concerns and regular landscape maintenance
  • Stucco damage or repairs
  • Water infiltration from roof
  • Proper prep work to all exterior joints prior to repainting of buildings  

IMPORTANT QUALIFICATIONS REGARDING EXTERIOR MAINTENANCE: Although the Association will maintain the exterior, the homeowners are not relieved of their financial obligation to pay for repairs that are extraordinary. Please see the Orchid Grove Declaration of Covenants, Restrictions and Reciprocal Easements, section 7.12.2, for a complete description of the financial responsibilities.  

Q: What am I responsible for maintaining?
A: Each homeowner is responsible for the following maintenance and repair of their unit:

  • Exterior light bulb burned out
  • Window glass broken 
  • Exterior A/C unit making a noise/not working
  • Water infiltration from a door or window
  • Garage door not working properly (other than exterior surfaces)
  • Maintaining the caulking at all doors, windows and exterior penetrations
  • Issues with door locks and hardware including lockouts, re-keying, etc.
  • Driveways, pavers, sidewalks, patios, porches and steps
  • All phone, electric, and water utilities within the home and trash removal  

Q: Does the Association insurance cover the contents of my home?
A: No. The homeowner is obligated to purchase and pay for all insurances to cover windstorm, flood, and the standard homeowner’s insurance which includes coverage for accidents occurring within the home and casualty or theft loss to the contents of the Owner’s home. Please refer to Article 9 of the Homeowner’s Documents for specific insurance carried by the Association.  The Association only carries insurance to cover the common areas and Association administrative liabilities.  

Q: What if I want to make changes to the exterior of my home or landscape?
A: All request for changes/alterations to the exterior of the town homes or landscape must be preapproved by the Board of Directors. There is an Architectural Change Request that must be filled out completely and submitted and approved by the Board prior to any commencement of changes/alterations. Please see Rules and regulations for more information.  

Q: I am interested in renting my unit. What does the Association require?
A: All rentals must be pre-approved through the Orchid Grove Association. In accordance with U.S., state and local laws, the Association has established rental criteria each applicant must meet in order to be approved to rent in Orchid Grove. A rental application can be downloaded on line at Tenantev.com and use code #6952. There is a fee of $100.00 for each applicant and a criminal background check will be conducted. Please refer to Article 10, section 10.9 for more detailed information regarding leases. The homeowner is ultimately responsible for the actions of the lessees. The Orchid Grove Association has a relationship with the homeowner only and lessees should refer to their landlord for any issues with the home and/or community.
